As the front unit of a three on a lot attached townhouse, it has only one common wall and being on the north side of the street, the unit should get southerly sun in the afternoon. This unit has the typical 2 bedroom downstairs, master bedroom, LR, Kitchen, upstairs configuration. The listing agent states in the MLS that it has been taped at 1653 sq ft although the tax records show 1438 sq ft. In the current HVCC appraisal climate, an underwriter may challenge that discrepancy. We have particularly seen that BofA is extemely sensitive to any inconsistencies between the publc records and either the appraisal or even the MLS listing. Some of the confusion regarding the sq ft of a number of condos on the market stems from the fact appraisers may be measuring the outside walls of the structure rather than the inside floor space which how condo-townhomes shold be measured.
