Just hit the market 1.11.2010. Standard Golden Hills SFR; built in 2000, 3 bedroom, 2 downstairs, master up, 1949 sq ft, about 2500 sq ft lot, tall and skinny. Slightly newer and you would see stainless applainces and possibly a 2nd fireplace in bedroom. We believe it is overpriced at $799,000. Unfortunately, a few years ago, similar homes were selling in the high $800's and new construction was listing at close to $1M. We are aware of a similar, though slightly newer comp near Jefferson that recently went into escrow in the high $720's. That one was on a corner and literally directly across from the school. We would like to see a target price of closer to $750K on this one which also starts to put it in reach of FHA 3.5% down buyers.
