Redondo Beach Real Estate Market Trends this week: The pricing standoff between sellers and buyers continues. Sellers are still not understanding that buyers are looking for the deals and only the deals. So, unless the amenities of the property (view, location) are so unique as to be highly desirable, it comes down to price, price, price. For buyers, just because the national real estate media indicate that prices are still declining, don't expect to see the seller settle for hundreds of thousands less than fair market value. That means that if a property is over priced, wait. Try to time your offer before the price drop comes and the competition heats up. North Redondo Beach New Listings and Price Reductions

8 Townhouses and Condos hit the MLS. One townhouse had a price reduction and one had a price increase (not included in the summary above). We like the new construction 3 bedroom attached townhouse built by Anastasi at 2702 Gates even though it is over priced considering how far east it is. We also think the REO townhouse at 2223 Rockefeller Ln Unit A (pictured) is overpriced at $634,900 considering that 2305 Carnegie Ln Unit C which was also a REO sold recently for $544,170. Rockefeller is a few hundred sq ft larger but Carnegie has a back yard and was five years newer.

For detached freestanding townhomes, we like 1911 Ernest Avenue Unit A. This Casner built 3 bedroom is over 2100 sq ft and reasonably priced at $665K reflecting the significant price drop in 3 bedroom townhouses. At anything less than $650K, consider it a solid deal and at $629K a steal. (Which is why we objected to the pricing for the attached units above.)

Of interest to any builder looking for a project is the Probate Sale (requiring court confirmation) at 2622 Robinson St. This SFR is a scraper but unless they get wild overbids, $275K for a N Redondo lot seems like a steal.

  South Redondo Beach New Listings and Price Reductions

By comparison, Single Family Houses were more interesting this week in South Redondo Beach than townhouses and condos were. For those looking for the proverbial major fixer on a great street, try the house at 235 Via La Circula in Hollywood Riviera (pictured). And, we mean major fixer with foundation problems, original kitchen, and the obligatory fake wood paneling. It is, of course, over priced considering the work that will need to be done. Also overpriced, but very nice, is the 2440 sq ft home at 412 N Lucia. This house was in the process of being remodeled on when it was foreclosed by the bank. The buyers then did work for sure, but maybe not quite as much as the premium they've placed on the auction price. If you follow the listing history, the previous owners were trying to sell it as an incomplete short sale when time ran out. A gorgeous house that won't sell at the already $100K reduced price of $1,999M is 653 S Irena. We don't see sellers getting Manhattan Beach prices in South Redondo these days.
