Redondo Beach Real Estate for Sale: new Construction Update. We have been tracking and writing about new homes for sale in Redondo Beach throughout the housing downturn. We are seeing a very positive trend. Builders are building new homes and they are selling reasonably quickly (albeit at prices below the previous market highs). There is definitely pent up buyer demand for new construction homes and we are hoping to see this trend continue. A number of builders have been sitting on more lots than a casual observer might be aware of.

New construction home sales in any neighborhood tend to be have a counterbalancing effect to the short sales and foreclosures. On one side of the equation, the distressed sales set the price on the low end (why pay more than what a comparable REO would sell for), and on the other, sales of new construction limit the upper end on comparable resales (why pay more for a resale than what you would pay new?). The collateral damage to both of these axioms is that there are homeowners (with arguable equity) who may want to sell but who become squeezed at the upper and lower limits. For everyone else, however, this is good news and tends to stabilize the neighborhood.

As of this blog post, there are currently 12 new construction townhomes or single family houses for sale in Redondo Beach and another 7 in escrow. Here's our review of what is currently available. 2021 Grant Ave Unit C: This is a rear unit of a 3 on a lot including the standard backyard (front unit pictured). It has 3 bedrooms, 2.5 baths and is 1711 sq ft per the builder. The nicest feature by far is the living room which boasts a very nice neighborhood view and feels almost as if it is "floating". There are a lot of things we like about this unit but were surprised that it was built without a fireplace in the living room which is fairly standard for this neighborhood. It is currently listed for $700,000. Although Grant is a busy through street, the rear units do tend to be quiet and private.

1804 Vanderbilt Lane Unit A: Also new construction 3 on a lot. This one is located on quiet section of Vanderbilt that doesn't get a lot of through traffic. We like the location - it is very far west in MLS area 152 and is very conveniently located. The only drawback as far as the street is that it is one way so your options for coming and going are limited - at least by car, are somewhat limited. The home has the standard reverse floorplan with 2 bedrooms down, master, living room and kitchen up. The builder states it is 1806 sq ft. It is priced at $699,000. Unit B was listed at $689,000 and is in escrow. We have no information regarding Unit C. As you can see from the kitchen (pictured) the finish work and quality is nicely done as would be expected at this price point.

2702 Gates Ave Units A & C: New construction 3 on a lot. The builder states that Unit A is 1873 sq ft and Unit C is 2054. They are both 4 bedroom townhouses. The size and the number of bedrooms make these unique. The construction and finish work are excellent but we believe that this is a tough price point this far east (considering current market conditions). Unit A is priced at $669,000 and Unit C at $689,000. The question for a buyer is whether the size is worth the tradeoff as to location. The dark wood floors (distressed hickory) are nicely set off by maple cabinets in the kitchen and bath. Some buyers like that combination while others prefer to have matching wood colors throughout. (Our vote is thumbs up.) Plenty of granite, limestone and marble to go around. The front and rear units have yards.


2218 Ruhland Ave Units A & B: New construction detached 2 on a lot 4 bedroom, 3.5 bathroom detached freestanding townhouses with backyards. Each one is estimated to be 2480 sq ft and have top of the line features. High ceilings throughout, large windows, custom fireplace, gourmet kitchen, Jenn-Air Professional appliances, granite counters tops, etc. This is your standard detached 2 on a lot product built by Advanced Design & Construction Inc in an excellent location north of Artesia blvd and Vail. A few years ago, this would have been priced at $1M or more but today you're looking at $879K.

2607 Huntington Lane Units A & B: Another 2 new detached townhomes in North Redondo, each with their own private backyard. These are your typical "Amir Amiri" detached 2 on a lots that have sold so well over the past 10 years. These have vver 2500 sq. ft. with 4 bedrooms and 3.5 bathrooms. Each unit also includes a den area upstairs, a wet bar in the kitchen, and a utility sink in the garage. Huntington is a one way street and these are located pretty far east for the price. Our guess is these may sell for less than the comparable units on Ruhland. Currently priced at $885K. Unit A is staged (see picture).

1917 Gates Ave Unit B: We don't get the list price on this one, $949K. OK, they are just across Aviation from Manhattan Beach, they do have rooftop decks with views and the are 4 bedrooms and almost 2600 sq ft. We just think that's a tough price point for a townhouse in this market. Other than that, at $899K, we like them a lot! Here's why: beautiful travertine downstairs & gleaming hickory hardwood floors on the stairs, the landing area & the master bedroom; 2 fireplaces, nice back yard, kitchen has solid granite counters, custom built cabinets, breakfast bar, and top of the line appliances with a 6 burner Jenn-Air stove. Upstairs there is a south facing balcony with views off the living area that is also accessible from the master bedroom.

123 S Guadalupe Units A, B, and C: This is by far our favorite new construction and the only new homes listed in South Redondo beach. There are 3 detached townhouses that are large 2400-2500 sq ft plus and have legitimate ocean views. Each unit is different and we like all three. Fantastic 3-story floor plan, approximately 2,500 sq. ft., with 4 bedrooms, 2.5 bathrooms, and over sized two-car garage. Additional den/loft on third story with panoramic ocean views. Large outdoor deck with covered sitting area with fireplace, which can be viewed from inside and out. Reverse floor plan second level features a wide open floor plan with private balcony, living room with fireplace, and dining room, which also captures the beautiful views. List price is $1,095,000.
