North Redondo Beach Real Estate: April 2011 Condo and Townhouse Sales

North Redondo Beach Real Estate Update: Townhouse and Condo Sales April 2011. During April, 23 attached and detached condos and townhouses were sold in North Redondo Beach. Total North Redondo Real Estate sales including single family houses were 38 homes. Prices ranged from $289,000 up to $860,000. By comparison there were 30 homes sold in South Redondo Beach with prices ranging from $270,000 up to $1,220,000. Of those sales 10 were single family houses and 20 were condos or townhouses.

It's no secret that financing remains a challenge and buyers want deals. The good news is that there are "deals" and you can get financing. As for financing, single family houses are still the easiest to secure a mortgage on closely followed by detached 2 on a lot townhouses which for all intents and purposes are single family houses (except you really don't own the land). The product (yes we know you don't like your home referred to as a product), that has been most impacted by tighter underwriting guidelines are attached condos and townhouses of any size, shape, and description. Spot FHA approvals are no longer available leaving fewer options for buyers. We have seen the availability of non FHA 10% down loans which should help that segment of the market.

In this category, what is selling are 4 bedroom properties, corner units and those without common driveways, size (greater than 2500 sq ft) and newer homes with all the bells and whistles. As mentioned above, financing is more readily available including 3.5% down FHA and every other product in the mortgage market. For April, there were far more transactions south of Artesia Blvd (MLS Area 152) than north of Artesia. That may be due to the continued desirability of Jefferson Elementary School or other reasons. We are seeing, in general, that more buyers are preferring that area than in years past.

1505 Slauson Lane: REO bank owned foreclosure sale. 3 bedroom, 3 bath 2369 sq ft townhouse with no common driveway. Listed for $619,8000 by Shorewood Realtors, it sold for $614,900 by Shorewood Realtors after 15 days on the market. A few things are worth noting. While 4 bedroom detached townhouses are in higher demand, at this price and sq ft, this was a good if not great deal. The home needs extensive updating including a new roof and more but even so, the buyer would still be below other comparable sales in the area. While Slauson is a busy north-south street, the family room is located in the rear away from the street and the master bedroom is set far enough back from the street as to probably diminish the noise factor. So, this one is a good example of a REO being a deal at the list price. (For those interested, so far this year there have only been 6 REO sales in 90278 including all property types.) 2307 Belmont Lane Unit A: Short Sale. This front unit detached 2 on a lot 4 bedroom. 2.5 bathroom 2300 sq ft townhouse with front and back yard was built in 2006 was incorrectly entered into the MLS as a condo by the out of area listing agent. The interior has everything you would expect in 5 year old construction including hardwood floors, custom cabinetry, center island kitchen, granite, travetine, multiple fireplaces, etc. Sold for $725,000 which was definitely a deal. 2000 Belmont Lane: 4 bedroom, 2.5 bath 2473 sq foot corner lot townhome in the Jefferson School area. What we are seeing right now is that corner lot detached townhouses with no common driveways and 4 bedrooms are the most desirable product in this segment. For all intents and purposes, these are single family homes even thought they are zoned condo. Most have no common area charges and maintain their own hazard insurance, etc. Most importantly from a lender perspective, and particularly FHA, these are far easier to finance and with less money down than any attached unit. This property was listed by Shorewood Realtors for $799,000 and sold by RE/MAX Beach Cities for $780,000 after 53 days on the market. MLS S11047470.

2400 Clark Lane: 4 bedroom, 2.5 bathroom, 2706 sq ft corner town home that feels like a single family house with no common walls plus its own driveway. Spacious floor plan includes: living room w/vaulted ceilings and plantation shutters, formal dining area, gourmet kitchen, adjacent great room w/fireplace, wet bar and access to the secluded backyard, patio, and hot tub. Upstairs: master suite with fireplace and balcony, walk in closet, 3 additional bedrooms plus full bath, laundry. Granite, travertine, marble, wrought iron railings, sconces, light fixtures and more. Listed by Coldwell Banker for $865,000, reduced to $829,000 and sold by RE/MAX for $795,000 after 65 days on market. Built in 1999. MLS V11009039.

2205 Gates Ave Unit A: Standard front unit 2 on a lot configuration. 2006 built home with 4 bedrooms and a rare 3.5 baths in 2300 sq ft. Mocca and albastrino travertine throughout the first floor with elaborate crown molding and floor designs. Kitchen with a clean backsplash and classic look of walnut stained custom cabinetry with pullout drawers and granite countertops. Brazilian cherry hardwood stairs to the second floor. The master bedroom is oversized with a built in refrigerator! (Guess it's a long way to the kitchen.) Listed by Manoj Narang of 3 Leaf Realty (didn't he used to be at Keller Williams?) for $879,000 and sold by South Bay Brokers for $830,000 after 77 days on the market. MLS S11006858.

2001 Marshallfield Lane: Detached corner town home with over 2700 sq ft. Grassy front yard with white picket fence greets you. Front door, which is beveled and has leaded glass. Formal living room with vaulted ceilings and a grand stairway to the second floor. Formal dining and family room accented in crown molding, today colors, and recessed lighting.  The kitchen is a chef's dream, the family room has floor to ceiling glass windows and French doors. Private landscaped rear yard including wall mounted waterfall, BBQ with bench area, brick inlays, and mature palms trees. Listed by RE/MAX for $829,000 and sold by South Bay Brokers for $834,000 after 7 days on the market again proving that pricing homes to sell will get full price offers quickly.

2200 Clark Lane: Situated on a prime corner lot, this detached 4 bedrooms, 3.5 bathroom townhome is 2714 sq ft. An open floor plan that offers natural light throughout welcomes you to a home that has been designed with the finest details in mind. Polished travertine floors on the first floor and cherry hardwood floors on the second floor. Kitchen Aid 48 inch built-in designer refrigerator, granite counters, slate backsplash and deluxe cherry cabinets in the kitchen leads to the living room with crown molding and the back patio with fountain and flagstone landscaped backyard. The second floor has 4 bedrooms and an open area loft area. Listed by South Bay Brokers for $950,000, reduced to $915,000 and sold for $860,000 after 98 days on the market. MLS S11000905.


Price and location. Many of these units make more sense to own than rent - particularly with rents going up. As with detached units, we see a lot of activity south of Artesia. We were surprised to see the strength of prices east of Inglewood Blvd, particularly the two sales on Ruxton. As with all listings in this market, the closer to the eventual sales price the listing comes out at, the faster it will sell and closer to list price if not over.

2520 Graham Ave Unit 2: Large 2-story townhome with 1453 sq ft. 2 bedrooms and 2 bathrooms. Freshly painted. Two private patios with tile floors. The dining area and the living room are connected. Gas fireplace in the living room. Washer and dryer connections are located on the second floor. The is a storage closet located in the subterranean garage. Two side-by-side parking spots. Small, well maintained condominium project. Listed for $375,000 and sold for $370,000 in 9 days. (Price right - sell quickly.) This one was purchased using FHA to finance. Really less expensive than renting. MLS F11029105.

2701 Voorhees Ave Unit 7: Spacious open floor plan. 2 master suites. 1195 sq ft. Remodeled kitchen, beautiful hardwood floors, new carpet, Vaulted ceilings upstairs and each bedroom has their own balcony. 2 car garage with direct access. Shows great and in move in condition. Listed by Shorewood Realtors for $459,000 and sold by Coldwell Banker for $399,000 after 189 days. Point being, don't start out too high. You are more likely to leave money on the table by over pricing. MLS S10105864.

2106 Rockefeller Lane Unit A: Short Sale reported in the MLS as a "condo" sale by an out of area agent. While technically, all these townhouses are condos, the local practice is to identify multi level attached units as townhouses. This 2 bedroom, 2.5 bathroom 1387 sq ft townhouse was originally listed for $500,000, reduced to $399,000 and sold for that price. About comparable to the other 2 sales in this same price range.

1412 Stanford Av Unit E: This 2 bedroom, 1.4 bath unit started at $455,000 and sold for $430,000 after 86 days. This quiet area of the complex and close to nice pool and spa area. Living room with fireplace, separate dining room and an enclosed deck area with BBQ hookup. Upstairs bath has a Jacuzzi brand spa tub and separate shower and dual basins. Master bedroom is big, with ample closet space that has organizers. 2 car, direct access garage provides added safety and convenience. MLS S10127571.

2409 Vanderbilt Lane Unit 5: Short Sale.  3 bedroom 2.5 bath 1780 sq ft traditional floor plan with the living space on the main floor, 3 bedrooms all on the same level upstairs. The living room features a gas fireplace, wall to wall carpet and plenty of room for entertaining. Upstairs presents 3 spacious bedrooms, all with vaulted ceilings, and a large master with an en-suite master bath with walk-in closet.The original list price was $574,000 and then it was reduced to $499,000 before selling at $500,000. Good size and a good deal. MLS S10110419.

1806 Vanderbilt Lane Unit 6: 2 bedroom, 2.5 bath, 1476 sq ft. Completely remodeled, with direct access two car garage. Featuring new paint, carpet, tile, baseboards, doors, etc. Spacious open floor plan. stone fireplace and private patio. Kitchen has granite counter tops and brushed stainless Steel Appliances. The 2 car garage is attached and has direct access. The water heater is new. Custom stained glass windows, wood floors, and a large fireplace. Listed for $555,000 by Shorewood Realtors and sold for $570,000 by The Real Estate Group after 36 days on market. 

1732 Ruxton Lane Unit C: 3 bedroom. 2.5 bathrooms, 1782 sq ft built in 2000. Traditional floor plan that offers the living space on the main floor with 3 bedrooms located together upstairs. Living room (with gas fireplace) connects to an open kitchen with granite counter tops and island. Maple hardwood floors and wall to wall carpet, vaulted ceilings.  Private patio and an oversize 324 sq ft  bonus room adjacent to the 2 car garage. Listed by Northwest Realty for $579,000 and sold for $572,000 in 11 days.

2016 Vanderbilt Lane Unit 2: 3 bedroom, 2.5 baths, 1728 sq ft remodeled in 2010 with new cabinets, granite counters, stainless appliances, new farmhouse sink/faucet and large breakfast bar. Living room has a large fireplace and direct access to private yard with new deck.  Three bedrooms are large and located upstairs, along with the laundry area. Downstairs includes a bonus room (not included in sq ft). Two car attached garage. Listed by South Bay Brokers for $589,000 and sold for same in 49 days. MLS S11031175.

1610 Mackay Lane: This 3 bedroom, 2.5 bathroom 1664 sq ft townhouse is bright, wide open and features many tasteful upgrades. Premium Brazilian Cherry 5” plank wood floors and newer premium carpet. Completely updated exterior, and remodeled upper-level bathrooms, including high-end fixtures, top-shelf Italian tile, and Travertine floors (w/ radiant heat) in master bath. Kitchen features stainless steel appliances, including Fisher Paykel dish drawer system, trash compactor and GE Profile microwave. The kitchen, with granite counters and stainless steel appliances, has a breakfast bar and is open to the dining area/great room. Located on a corner lot, this home has its own driveway. Listed by Shorewood Realtors for $615,000 reduced to $599,000 and sold for $595,000 after 47 days on market. MLS S11009354.

2021 Grant Ave Unit B: New construction townhouse with open views of the neighborhood. 3 bedroom, 2.5 bathroom home with over 1700 square feet. Hickory floors, vaulted ceiling and custom alder cabinetry throughout. The kitchen has stainless steel appliances and granite countertops and flows directly into the open living and dining spaces.When we posted about this unit previously, we were surprised that there are no fireplaces. Sold for $600,000. Listed by Keller Williams. MLS S11015205.

1809 Morgan Lane Unit B: Short Sale listed for $649,000 by RE.MAX and sold for $645,000 after a very long approval process. 3 bedrooms, 1.75 baths, 1936 sq ft built in 1983. Standard floor plan. Downstairs kitchen w/breakfast bar, dining area, guest bathroom and family room which has a stone fireplace and access to the large backyard patio. Upstairs is the master bedroom, two additional bedrooms and 1 full bathroom. 2-car garage with direct access, wall-to-wall carpet, lots of natural light and open floor plan. MLS S10060305.

2016 Voorhees Ave Unit A: 3 bedrooms, 2.5 baths, 2481 sq ft built in 1986. Large with Upon soaring ceiling w/windows that let the sunshine in. Updates in kitchen include, newer appliances, flooring/updated cabinets, open kitchen w/dining area that opens to family room w/fireplace.  Standard floor plan with all bedrooms upstairs. Fenced grassy front yard. 2005/2006 updates include, exterior paint, new roof, resurfaced deck, plumbing, etc. Listed for $669,000 by RE/MAX and sold for $655,000 after 70 days on market. 2002 Plant Ave Unit B: 5 bedrooms, 2.5 baths 2475 sq ft. Home is two levels, located on a quiet one way street, direct access to two car attached garage with living area on first floor, very open floor plan with high ceilings. Living Room with fireplace opens to dining and large kitchen. South facing backyard and patio off dining area. Slab Granite counters, large pantry and huge center island, double ovens, microwave.  All 5 bedrooms are upstairs. Listed by Coldwell Banker for $869,999, reduced to $827,500 and sold for $796,500 after 79 days on the market.


Since all townhouses are technically condos, what we are referring to here are flat, non multi level units. Basically what if they were rentals would be considered apartments. While 5 were reported sold per the MLS, actually only one was, in fact, a condo.
