Are you looking for new construction homes in North Redondo Beach? While there aren't as many active builders as a few years ago, there are some great deals to be had right now with new construction townhouses and single family homes often selling for about the same price as resales. Really. Before we get into the review and analysis, a little jargon and a few facts you might find useful.

North Redondo Beach Buyers will generally find variations on a few themes: 3 on a lot attached townhouses, 2 on a lot attached townhouses, traditional single family houses, and "tall and skinny" single family homes. What you won't find being built today are the attached two on a lots. Typically, the neighborhood may determine the type of new construction home.

There are a few active builders and listing agents playing in this market. There's a few variations but here's how this is working right now.

A few listing agents represent investor groups who look to acquire properties either directly from private sellers or from time to time, listed "scrapers". Other builders have been sitting on rental units waiting for the market to come back and will occasionally build on a lot they already own.

Many homeowners are unrealistic as to the lot value of their land. That, coupled with the housing slowdown and inherent risks in spec projects has decreased the new construction activity.

Be that as it may, new construction home buyers today in many instances are getting many more amenities and better quality finish work in new construction in Redondo Beach than they were just a few years ago when prices were higher. So, even though the new construction activity isn't what it was back in the boom years, there has been a steady flow of building going on. Or, at least enough to meet market demand. Here's your update.


1713 Marshallfield Lane: As of this blog post, both units A and B are available in Area 152 and within the Jefferson School District. Built by Advanced Design and Construction Inc. This newly designed floor plan is offering a 2459 sq ft 4 bed 3.5 bath layout. Every room is spacious bright and beautifully done. High ceilings throughout, large windows and custom fireplace. Inviting dining room with gracious ambiance. Breathtaking gourmet kitchen, outfitted quality S.S. Professional appliances, granite counter tops. Outstanding great room with fireplace will lead you to a back yard, tranquil master retreat has a warm marble fireplace, large closet and elegant master bath with spa tub, separate shower and extensive counter tops. Luxury features throughout including skylights, recessed lighting, vaulted ceilings, wood floors in living areas, stone floors in baths and carpet in bedrooms. Gourmet kitchen with granite counter tops and stainless steel appliances.All bedrooms are upstairs. Master suite has gas fireplace private balcony, walk-in closets and luxurious master bath with double sinks, spa tub and separate shower. Rooftop deck with spectacular views. Attached 2 car garage. Listed by Amir Amiri - Merit Real Estate. As of this blog post, both units A and B are available in Area 151. 2570 sq ft per the builder with 4 bedrooms, 3.5 baths. Priced at $869,000.


1804 Vanderbilt Lane Unit A: This is the front unit of a 3 on a lot and we haven't seen a lot of those built recently in 90278. Feature rich property with modern design. The finish floors are a mix of designer porcelain tile, engineered dark walnut hardwood floors, and carpet in the bedrooms. The house comes with a gas fireplace in the large living room with vaulted ceilings. 2 nice size bedrooms with a full bathroom and coat closet on the first floor that has a door to the attached garage. The second floor has the kitchen with a large wine rack, laundry, master bedroom, linen closet, and large wrap around deck. The builder says this one is 1800 sq ft which makes it larger than comparable listings. After it fell out of escrow, last listed for $669,000. Let's see what it sells for.
