Redondo Beach CA Townhomes for Sale: Open Houses Weekend of July 20-21

If you are looking for a townhome in North Redondo Beach, some very nice new listing hit the MLS the last week or so including new construction 3 on a lots and 2 on a lots and some more recently built resales.

Housing inventory still remains quite low with only 48 active North Redondo Beach MLS listings, 75 homes in escrow (MLS status "backup" or "pending"), and 28 closed sales this month as of the date of this post. Let's assume that a little more than halfway through the month we're at about half the sales, we're on pace for 50+ month of closings and however you cut it, we've been running with less than 30 days of North Redondo Beach inventory for quite a while. North Redondo Beach remains more constrained than Manhattan Beach, Hermosa Beach, or even South Redondo Beach.

If you are looking at open houses this weekend, here's what you have to choose from. Or, at least this is what the agents showed as open in the MLS.

I've previewed many of these homes. Following are my comments in no particular order.

2201 Voorhees Lane, Redondo Beach CA, 90278: By far one of the nicest detached 2 on a lot townhomes I've seen. The home sits on a corner lot with no common driveway. It was built in 2004 by Jimmy Powers a well regarded local spec home builder and has a very unique standard florplan with living and dining rooms, kitchen and family room downstairs and 4 bedrooms upstairs.

The gourmet kitchen boasts stainless appliances, granite counters, an over size island and walk in pantry. The kitchen/family room spills out onto a lush rear yard, perfect for entertaining. Other features include a corner fireplace and custom built-in surround sound speaker system. 

On the second floor you will find 4 bedrooms and a full size laundry room. The master suite features a walk in closet, fireplace and luxurious "carrara marble" spa bathroom w/an over size shower & soaking tub. The three additional bedrooms feature custom closets, vaulted ceilings and decorator paint and share a bathroom with custom tile and paint. The home is 2260 sq ft.

Listing Broker is Coldwell Banker - Venice.Marina and it is priced at $939,900 which is a these days reasonable $416 sq ft. MLS 13689125. The phrase "feels like a single family home" really comes to mind with this townhome.

2409 Rockefeller Lane Redondo Beach CA, 90278 Units A and B: I've written about these new construction 3 on a lot townhomes previously and still like them as much now as I did in my previous post. They are each 4bd/3ba townhomes with top-of-the-line features throughout including wood and travertine floors, stainless steel appliances and custom iron railings. Entry level has a laundry room, full bath, storage closet and 2 bedrooms. The C unit townhouse has sliding glass doors leading to a landscaped backyard. The front unit has a curved wood staircase and front unit.

Open floor plan upstairs has spacious living and dining area with gas fireplace and balcony. Gourmet kitchen with granite countertops, ample dark wood cabinetry, 5 burner gas range and large center island. Master bedroom has 2 closets, gas fireplace and luxurious master bath with spa tub and separate shower. 2 car attached garage.

Each unit has a slightly different floor plan and they are larger (and much nicer) than other 3 on a lot townhomes in the neighborhood. 

The listing broker is Merit Real Estate (Amir Amiri) and the units are priced from $759-779K but I would not be surprised if they sold for more. MLS numbers Unit A PV13134918 Unit B PV 13134932 Unit C PV13134937

2218 Graham Av Unit A, Redondo Beach CA 90278: This is an example of one of my favorite attached 2 on a lot 4 bedroom floorplans. This townhouse is simply huge at 2684 sq ft and at the list price of $885,000 it is priced at an amazing $330 a sq ft. It was built in 1993 and could use some updating but is in very good condition. There is a dramatic 2 story entrance way, 10 foot ceilings, a huge open downstairs, oversize bedrooms, Full of natural light, extremely bright and airy. The listing broker is Home Team Realty. MLS SB13140406. Probably the best "deal" in N Redondo right now.

18512 Mansel Av, Redondo Beach CA, 90278: This detached Craftsmen style townhouse has a Redondo Beach mailing address but is really in the city of Torrance as far as schools and services go. I'd say if it were just across the other side of Inglewood Av, add another $100K or more. I always liked this townhouse complex from when it was built in 2007 by Mark LaCharite Homes. 

 Spacious, 1,980 SF townhouse includes 4 bedrooms and 2.5 baths. Large, open floor plan with great room, distressed hardwood flooring and gorgeous stone fireplace. Bright, open kitchen with granite countertops, stainless steel appliances, and maple cabinetry. Attached 2 car garage and private rear yard. Master suite with walk in closet, spa tub and dual sinks. Large secondary bedrooms and upstairs laundry room.  Neutral colors with designer carpet, crown moldings, encased windows and raised panel doors.  Listing Broker is EDG Real Estate. MLS SB13140050. $699,000. Try to see it this weekend - tenant occupied.

2225 Mathews Av Unit C, Redondo Beach CA, 90278: For those buyers looking for a rear "C" unit in a 3 on a lot, don't miss out on this one just because it is on Mathews. (I know a lot of you avoid Mathews - backs up to commercial on Artesia Blvd.) The property shows well and is the reverse townhome floor plan that has the eat in kitchen plus dining room and doesn't give up too much of the living room space. The townhouse has 1718 square foot, back unit with private yard. Updated kitchen features custom cabinets, granite counter tops, walk in pantry, travertine floors and a breakfast nook. Also includes a balcony which is convenient for the outdoor grill. A formal dining room is the perfect size for family dinners and entertaining. The living room boasts an open floor plan with a fireplace, cathedral ceilings and leads to a private balcony. A spacious master bedroom upstairs and 2 bedrooms downstairs. The updated master bath features a spa tub, separate shower and skylight, designer fixtures and dual sinks. Separate laundry room with utility sink. This home has a private backyard, completely fenced in with a dog run. Vaulted ceilings, recessed lighting, ceiling fans, central vacuum, hardwood floors, and attached 2 car garage. Casner built in 2000.

1624 Speyer Ln, Redondo Beach CA 90278: Well it's not a townhouse, but it is a Tall & Skinny in the Jefferson Elementary area of the Golden Hills. Unlike other Tall & Skinny SFRs this house has a standard floorplan with 3 bedrooms upstairs and the livign room, dining room, and kitchen downstairs. As I often point out, these may feel more like townhomes than SFRs. 

Nestled in a terrific location in wonderful Golden Hills, this warm, traditional home offers a perfect floor plan for today’s modern living. Located on the first level are the living room, dining room, kitchen and guest bath. The kitchen has been totally remodeled and boasts tons of gorgeous cabinetry, granite counters and stainless Jen-Air appliances. The large living room is warmed by a marble fireplace and opens to a sunny rear yard. The yard offers lush greenery and large deck perfect for outdoor living.
