Townhomes: Redondo Beach 2 on a Lot Townhouses for Sale

What's a two on a lot townhouse? Good question. One of the most popular forms of housing in Redondo Beach CA is a two on a lot townhouse. These come in a few varieties with the most common distinction being that they are either attached or detached indicating whether they share a common wall or not. They are built on R-2 lots and found in great abundance throughout North and South Redondo Beach. In North Redondo Beach you are more likely to find "standard" floor plans with the living room, dining room and kitchen downstairs. In South Redondo Beach, it is more common to find reverse floorplans  with the living room, dining room, kitchen and master bedroom found upstairs and two or three bedrooms found downstairs. The reverse floorplan is also commonly found in "Tall ans Skinny" single family homes in and around Golden Hills and 3 on a lot townhomes found primarily in MLS Area 152 south of Artesia Blvd.

The picture above is an example of the standard configuration of a two on a lot Redondo Beach detached townhouse  sharing a common driveway with another townhouse built on the same lot: hence the R-2 designation. Even when these homes are entirely detached, they are legally zoned as condominiums although they in no way resemble what people typically think of as "condos" meaning flat apartment like one level units in large buildings. As I've pointed out previously on this blog site and elsewhere, all townhomes are zoned as condos as there is not legal description "townhouse".

Prices for 2 on a lot Redondo Beach townhomes have exploded this spring and summer with values going up considerably over the past few months. If you are in the market for a 2 on a lot in North Redondo Beach you should be budgeting $800K or more unless you are looking for a real fixer.

I previewed four new listings yesterday during Broker's Open Houses. Here's a recap.

2509 Phelan Lane, Redondo Beach CA 90278 near the corner of Phelan and Gates in MLS Area 151 is a detached 2 on a lot with no common driveway. Many people seek these units out because for all intents and purposes they are almost like single family homes except for the zoning. Most often the HOA is entirely inactive and you pay your own homeowner's insurance and maintain your own yard.

This townhouse is listed for $819,000. It is a 4 bedroom 2.5 bathroom standard floorplan townhouse with recent updates such as new stainless steel appliances, fixtures and landscaping and a tankless water heater, which is great as long as someone else paid to put it in (lol). It was built on 1994 and shows well. There's even a white picket fence surrounding the front yard. The listing is with South Bay Brokers, Inc. MLS SB13168075.

As often happens when listings are "herded", right down the block there is another similar unit with no common driveway at 2406 Phelan Lane. This beautiful, corner-lot Redondo Beach townhome offers 3 bedrooms plus bonus room, 3.5 bathrooms, nearly 2,600 SF of living space, and new paint and window coverings throughout. Living room with hardwood floors and fireplace flows into spacious kitchen featuring granite countertops, breakfast bar, sky lights, built-in cook top, oven, microwave, and dishwasher. Formal dining room with access to private backyard is perfect for year-round entertaining. All 3 bedrooms, bonus room, and laundry room are upstairs, with new carpets throughout. Gorgeous master suite boasts a sitting area, private balcony, fireplace, and generous his/her walk-in closets. Large master bath with Jacuzzi tub and separate shower. Also in MLS Area 151 is the new 2 on a lot townhouse listing at 2107 Farrell Lane Unit A. This townhome is attached meaning that there are common walls. But as the listing agent notes there are "no common walls in living space". That means the attachment is at the garage. The listing agent further goes on to note:

"Sunny front unit with step-down living room, Family room, 2 fireplaces, large master with office and french doors leading to sundeck. vaulted ceilings. skylights, there is also an unfinished loft-storage area. eating area in kitchen plus dining area. really a great floorplan and Great location, Just a couple of blocks out of east MB. beautiful park close by."

This townhouse is also listed for $799,000 (is that the "new normal") but with only 3 bedrooms, 2258 sq ft and needing updates, it may be a more difficult sell than others I've recently seen. The location may be more preferable though  the others on Phelan which are further east. Listed by RE/MAX Estate properties. MLS SB13163425.

2215 Marshallfield Ln Unit A is an attached townhome south of Artesia Blvd in MLS Area 152.  The listing agent most likely has priced it to get multiple offers quickly this weekend. At an MLS list price of $735,000 it is far lower than the others I've been writing about today.

According to the listing agent, this is "A beautiful townhome in a very desirable location. A traditional white picket fence draped in roses greets you as you enter this private oasis. Downstairs you have a formal living area, dining room and family room that is adjacent to the kitchen and breakfast nook, an open area ideal for family gatherings. Topping out the list as far as MLS list price is 2118 Marshallfield Ln a fully detached front unit 2 on a lot townhouse with a common driveway listed for $850,000 with great curb appeal and 4 bedrooms.
