Redondo Beach CA Golden Hills Home for Sale

As of the date of this post, there have been 71 closed SFR sales in the Redondo Beach CA Golden Hills and there are currently 8 in backup or pending MLS status. That doesn't surprise me. What did catch my attention is that there are currently 13 homes for sale in the Golden Hills neighborhood of North Redondo Beach. That's about 2 months of active inventory and really tends to suppress prices. And in a twisted way it may also blunt demand somewhat.

But before I get to all that, for those of you who aren't familiar with this highly desirable neighborhood in in North Redondo Beach 90278, here's what I can tell you.

The Golden Hills neighborhood of North Redondo Beach (MLS area 154) is located south of the Artesia Blvd Manhattan Beach border and east of Hermosa Beach and extends south of Aviation Blvd to 190th St (Anita) on the North and South Redondo Beach border. The area bordered by Artesia, Prospect and Aviation Blvd is also sometimes referred to as the Golden Triangle.

Other variations buyers may find are "standard" floor plans with the living room and dining room downstairs and 3 bedrooms upstairs. We have seen a few homes that also feature an open bonus area upstairs.

Most of the housing in the Golden Hills are various generations of what are affectionately referred to as "tall and skinny" multi-level single family homes built on 2500 sq ft lots. The typical floor plan of the newer tall and skinny homes feature 2 bedrooms downstairs, one of which has a double sliding door leading to a very small backyard, and a great room, dining room, and master bedroom located upstairs. Vaulted cathedral ceilings are very common. The great room typically has a fireplace. Some Golden Hills homes also feature fireplaces in the master bedroom. Many of these homes are very similar in floor plan to 3 on a lot attached townhouses found in MLS area 151-152.

Because the Golden Hills have, well hills, some of the houses have a third lower level bonus room leading out to the backyard. There are also a few houses that have lofts built on a third level above the great room. Some homes have roof top decks.

Additionally, buyers will find a few attached townhouse complexes. The detached two on a lot townhomes and attached 2 and 3 on a lot properties in MLS area 151-152 are typically not found in the Golden Hills.

Many, but not all of the homes are in the highly desirable Jefferson Elementary School borders. Jefferson consistently is rated as one of the top Elementary Schools in the area. The borders for Jefferson are partially Golden Hills and partially MLS area 152.

You can walk or bike to the beach from many of the houses in the Golden Hills. While no Golden Hills homes have ocean views, many have great mountain, city, and neighborhood views.

I did diverge somewhat so let's get back to the housing current inventory for sale.

It feels as if Realtors, Sellers, or both have pushed the price of the standard floorplan Tall & Skinny (about 1900 sq ft, 3 bedrooms) just a little too high and a little too fast for most Buyer's tastes. We pretty quickly started seeing high $800's for many properties. Now if there's a view or some other highly desirable feature many I can see going there. But the market seems to have in large part just said "No Thank You".

And then there's some that surprise me because they haven't sold. A few examples would be 1739 Ford Ave currently on the market over 70 days and listed for  $865,000. Granted this one came out a little too high at $875K but you would think that someone could get it into escrow for maybe $850K.  It has a unique feature I liked, maybe someone else doesn't: the north side has additional easement land to create an extra large yard area. So you are not as crammed in as other lots with the smaller backyards.

Probably my favorite Golden Hills listing right now is 1532 Harper Ave, Redondo Beach CA 90278.

This is the 3 level floorplan that looks like 2 levels from the outside. And because Harper (about my favorite street) often is at the highest point of the hill, there are great mountain and neighborhood views (picture at the top of blog post). 

In addition to the standard 3 bedrooms, there is a huge "media" or "bonus" room on the lowest level creating the extra square footage to make this a  2500+ sq ft property (on a 2500 sq ft lot). How cool is that?

For "entry level starter" (at $699K, only in LA, right?) my pick is 1719 Stanford Ave. This one has "only" been on the market for 5 days so let's see if it makes it past the weekend (lol). It's small at under 1400 sq ft and older being built in 1967 but with all the bedrooms on the same level I'm guessing it goes rather quickly. 

Or at even a lower entry point, there's 1631 Carver St which at $599K for a single family house is the definition of starter. It's only 920 sq ft but is a great condo alternative.

For those buyers with just a bit more budget, check out 1617 Stanford Ave. This is your more traditional older reverse floorplan Tall and Skinny. It's priced at $760K which is what some 3 on a  lots are now starting to sell for.
