Buy A New Construction Townhouse in Redondo Beach CA

There have been 19 new construction townhomes sold so far in 2013 in North Redondo Beach 90278. There is one in escrow and currently 4 listed in the MLS with more coming most likely in early 2014. Here's the townhomes that have sold so far in 2013:

Out of these townhomes, 10 are detached 2 on a lots and 9 are three on a lots. The least exoensive 2 on a lot is more expensive than the most expensive 3 on a lot, as would be expected due to the lower density and larger size. The 3 on a lot townhomes were mostly built in north eastern end of MLS Area 152 the detached two on a lots are found both north and south of Artesia Blvd. Curiously, the 3 on a lot townhomes south of Artesia Blvd in MLS area 152 sold for more with the most expensive being closest to Jefferson Elementary.

The trend in 3 on a lots is moving towards 4 bedroom units that are closer to 2000 sq ft. What I found during the later part of 2013 is that many families who became priced out of 4 bedroom 2 on a lots started looking more favorably on the new construction 3 on a lots. Here's why. The 4 bedroom 3 on a lot townhomes have 2 bedrooms up and 2 down which is a perfect floorplan to accommodate both younger children today and to provide for a growth plan as they get older.

The detached 2 on a lots remain, in my humble opinion, some of the best values in Los Angeles county and are for all intents and purposes "mini mansions".

So, who's building? As the saying goes, round up the usual suspects. A lot of product is being put on the market by Amir Amiri - Merit Real Estate. (pictured to the right). These tend to be very well built high end units with exceptional finish work. The style may not be everyone's cup of tea, but for those who like it, its hard to beat.

At the other end stylistically, Dean Thomas (E Real Estate) - Ioda Construction have been building some super modern ultra contemporary (see below) 3 on a lot on Perkins between Carnegie and Vanderbilt. These units are selling at a premium and I'm hoping to see more "architectural" style building happening in the Beach Cities going forward.

The group over at 3 Leaf Realty, Jerry Carew and Manoj Narang, continue to bring out a quality product in a more traditional style and somewhat understated from what Merit offers. Here's what's currently available on the market:

Honestly, I don't know what's up with these builders and the blue garbage cans in the MLS pictures. Must be a builder thing I guess.

As mentioned up top, as I drive around the neighborhood, I'm seeing a number of new construction projects nearing completion. A few 3 on a lots occur to me off the tip of my head. One is on Mackay and Carnegie and is being marketed by Lenny Larocca of Shorewood Realtors. There's another one on Phelan that will be listed by Amir Amiri and as well as another one he's finishing off on Rockefeller in the 2400 block.
