Homes for Sale in Redondo Beach: Inventory is Lower than You Might Think and Desirable Properties are Selling Fast!

Looking at the available homes for sale in North Redondo Beach as of February 1, the inventory doesn't seem to be that bad and if anything one might think we are moving towards being more balanced. Look again.

There are 56 homes currently for sale in 90278 (29 sold during January). But if you drill down further there are far fewer than you might imagine. And the desirable ones are selling fast. Real fast, often with multiple offers above the list price.

As I've blogged about very recently, a glut of new construction has come on the market. In fact. there are 13 new construction homes for sale representing 23 percent of the market and all but 2 are priced higher than $800K.

Of the remaining 43, let's take out the mobile home listing and the senior properties, and we're down to 40 homes for sale. Of those 10 (25%) have been listed for 10 days or less.

So, you can see why there are so many multiple offers and activity on new listings. There are barely enough to keep up with the market demand.

1606 Haynes Ln in the Redondo Beach Golden Hills (pictured above right) lasted all of 48 hours on the market before it went into escrow. I saw it at the Broker's Open and then poof it was gone. And it wasn't difficult to understand why.

Another one gone in the blink of an eye was the new construction "Amir Amiri" detached 2 on a lot at 2018 Gates Ave Unit A. Standard product 4 bedroom 2500 sq ft townhouse with impeccable finish work and touches:
