A number of new listings just came on the market so at least for the time being I have to reverse my earlier comments that there just aren't enough choices to satisfy buyer demand. Now there may be adequate inventory to choose from but as prices continue to escalate and there are multiple offers on many listings, we may start to see buyer resistance to certain price points and terms.

2014 Grant Ave Unit C (pictured left and below) just hit the market. It is your standard 3 bedroom reverse floorplan attached 3 on a lot townhouse that in my opinion is midway between remodeled and original. Yeah, I know that doesn't help much. It presents well and you can move right in but is starting to show its age (built in 1996). Grant is a rather busy street but this rear unit is buffered from a lot of the noise. I think it's priced right at $699,000 and should sell for that price or higher which is the new normal for North Redondo Beach. MLS SB14025309. Listed by NWRE.

These have been on the market for awhile but I highly recommend that you see the new construction very classy, modern townhomes at 1803 and 1805 Perkins Lane in North Redondo Beach. This is high end, quality construction in a style not often found in this neighborhood and priced accordingly at $829-$849K. 2605 Vanderbilt Lane Unit A is one of the most unique townhomes in the neighborhood and I will be very curious to see how the market reacts to it. At 2410 sq ft it is priced appropriately for the size and relative to new construction but for the same price you may also be able to find a detached 4 bedroom 2 on a lot further west. 1519 Wollacott St has been on the market for about a month and I'm a little surprised that it has not sold yet because unlike other Golden Hills 'Tall & Skinny" homes this one has a standard floorplan with the living room, dining room etc downstairs and all the bedrooms upstairs. It is also larger than other 3 bedroom properties in the neighborhood. If a buyer can get this under $900K, by all means go for it. I an seeing many smaller homes now selling in the mid and high $8's. MLS SB14004035.
A new listing that you may find interesting is the Single Family Residence (SFR) at 2614 Ralston Lane in the "El Nido" neighborhood. I'm going to be writing more about El Nido on a subsequent post because I feel there is nice potential appreciation there and some good values for single family homes. Pricing is just slightly higher than West Torrance 90505 and the houses are very similar.
