Redondo Beach Golden Hills Sales Update

My buyer clients just closed escrow on this Tall and Skinny Single Family Residence at 1748 Dixon St in the Redondo Beach Golden Hills neighborhood. Their final purchase price was $788,000 and the way prices have been escalating in that neighborhood recenetly, this is as close to a "deal" as you can get these days.
The house features the standard "reverse floorplan" with 2 bedrooms downstairs and one upstairs. In addition to the master bedroom, the living room, kitchen, and dining room are also found upstairs. This particular property sits high on the street facing west so there is a nice neighborhood view. It sits 5 houses south of Manhattan Beach and because of the proximity to Artesia Blvd offers more parking than you will usually find in that neighborhood. The exterior, as you can see from the picture above, is the Cape Cod elevation which was popular when this 1922 sq ft home was built in 1984. The house is pretty much in all original condition and needs a new roof. But as I mentioned, considering where prices are headed, this may be as good as it gets these days. A great example of the recent price escalation is the sale at 1606 Haynes Ln also in the Golden Hills. That property was built in 1983 and was listed for $849K and sold for $915,000. Not a misprint. That's $66K over asking. It was in escrow virtually immediately although the MLS shows 43 days on market (most likely because the listing agent placed it in "backup" not pending status). Three main differences, but not for me an over $100K value spread, are that Haynes is in  the Jefferson Elementary borders, has extensive updates, and all 3 bedrooms are located upstairs as opposed to the standard "Tall & Skinny" reverse floorplan. Another Golden Hills home that sold substantially over list price in 2 minutes, I mean 2 days, was 1629 Steinhart which was listed for $799K and went for $856K. That house was built in 1980 and had a very nice upgraded kitchen (probably the best investment you can make). Here's how the listing agent described it in the MLS:

These are the homes currently for sale in MLS Area 154 - Redondo Beach Golden Hills.

The two that I would certainly recommend looking at are 1749 Wollacott and 1601 Ford. Both are priced about right and have features that differentiate them from other similar properties.
