As we get into the traditional buying season I'm starting to see a steady flow of new listings. I was very pleasantly surprised by what has come on the market this week and want to share some thoughts on properties I viewed this week at the Broker's Open house tour on Thursday.

Before I do that, here's where I'm seeing deals really priced at right now. I'm emphasizing really priced at because many agents are still substantially under pricing new listings in order to get multiple offers over the list price. The new agent game seems to be how much over they can drive the final sales price which they then turn around and use to secure their next listing. The danger of this ploy is that in the 30 days or so it takes the sale to close the public becomes very confused as buyers new to the market don't get what's going on. So. as always, buyer beware.

Whether you are buying or selling right now, here's some broad pricing guidelines.

Detached 4 bedroom 2 on a lots in good condition, expect to start at $900K. There's still some smaller 3 bedroom units that may fall into the $8's as well as older poor condition 4 bedroom properties. With new construction now being priced at about $1.2M, some resales are going well over $1M.

Pricing on attached 3 on a lot townhomes has really taken off as well with new construction selling well into the $8's for 4 bedroom end units. I'm also seeing resale 3 on a lots in the low to mid $8's. Expect to pay at least $700K for anything 2000 or newer with the coveted "C" units fetching up to $50K more unless they back up to commercial buildings on Artesia.

Golden Hills has gone completely, how should I phrase this, "bonkers". Each new listing has my head spinning. Newer 3/2.5 Tall & Skinny SFRs (built after 2000) can be well into the $9's before you factor in some of the other variables such as "Jefferson", views, etc.

An area that I think is primed to see some price escalation as well as activity is El Nido which I wrote about in a previous post. SFRs on 5000 sq ft lots will change hands for between $750,000-$850,000 depending on updates condition, etc.

Speaking of El Nido, there was a gorgeous new 5 bedroom, 4 bath 3388 sq ft Single Family Residence (SFR) on a huge 7500 sq ft lot just listed this week for $1,499,000 at 2417 Hill Lane.

Yes I know that seems like a lot (no pun intended) for North Redondo Beach but reasonably if you moved this house to East Manhattan Beach you could easily add a million dollars to the asking price. Hermosa Beach, well you would not find a 7500 sq ft lot but if you did you would be looking at $2M minimum. South Redondo Beach, maybe $1.9M. And I'm being conservative on all those numbers any of which could be a few hundred thousand higher depending on market conditions and buyer motivation. Some of the distinguishing features of this impressive Spanish style home built on a quiet street in 2007 are a 2 story living room with arched windows, fireplace in the master suite, hardwood floors, 8 foot doors, amazing kitchen with huge island and Viking appliances plus that great backyard.

Another listing I really like is 1605 Lomax Lane. This Tall & Skinny is located in the Golden Hills just a few blocks east of Hermosa Beach. If you think it is over priced for a 1987 3 bedroom 2.5 bath you haven't seen it. There are amazing views north and east from the 2nd floor which in a reverse floor plan means the living room, dining room, kitchen and master bedroom. It sits high on the hill and I don't really see how that house would never have some view even if the surrounding properties were developed. Other than the great views, the kitchen has been updated with a nice backsplash and granite counters, there is a frameless shower in the master bedroom and other nice touches throughout.
