I just listed a 3 bedroom, 2.5 bathroom in MLS Area 152 "Villas South". This is a middle unit of a 3 on a lot at 2417 Grant Ave and is very unique in that it is much brighter than you'll usually find in this type of construction. Here's why.

Some of the 50*150 foot lots have driveways facing each other - instead of at the opposite end of each lot. The project at 2417 was built concurrently with 2419 and the mirror image townhomes have almost a courtyard interior feeling the way the driveways are positioned. Plus 9 mature Palm trees running down the center of the driveway. Additionally, the lot to the west has a multi unit building that is positioned on the west side of that lot. So, lots of light and not a feeling of being closed in.

The floorplan is your standard North Redondo Beach "reverse" configuration with 2 bedrooms downstairs and the master bedroom on the upper level along with the living room, dining room, kitchen, and an outdoor terrace for entertaining.

This property is priced at $719,000 which I think is the "right" price. If you haven't noticed, pricing in North Redondo Beach seems to be escalating again on an almost weekly basis. In part, this is a function on extremely limited availability combined with the huge "discount" compared to the other Beach Cities, Hermosa Beach and Manhattan Beach and even South Redondo Beach for that matter.

I'm finding that buyers are willing to pay somewhat of a premium for move in ready homes built after about 2001-02. By that point, most of the construction and finish work is still contemporary and up to date. Homes built 2005-2007 will sell at even a higher premium. By that point the builders were just going all out. After that (2008) they mostly stopped building until around 2012. The housing version of the doughnut hole, lol.

New construction is priced very high. In fact, you can expect to pay considerably higher than $800K for something brand new. The middle unit in the new project in the 2500 block of Grant was priced at $799K and was in escrow very quickly. The rear unit at that project - from which you can almost touch the power tower, was priced at $829K. The front unit, which I thought was the best, is still on the market. At least as of this post.
