My listing at 2502 Rockefeller Lane just closed escrow and is a good indication of where 3 on a lot pricing for newer resales is going: high $700's or more depending on age location and features.
I sold this one for the full asking price of $775,000 (with some buyer credits to get the deal done). The floorplan was larger than usually found in townhomes with the highly desirable 4th bedroom found upstairs. This particular unit also had soaring vaulted ceilings and a south facing backyard plus tons of east west light and other desirable features.
I'm finding that properties built mid 2000's are commanding a resale premium basically because after about 2008 new construction ground to a halt. The closer you get to 2007, the more likely there were some high end upgrades.
