Redondo Beach 3 on a lot Townhouse

Condominiums and Townhomes account for roughly half the sales in Redondo Beach CA. For example, currently there are 113 active listings in 90277-90278 of which 61 are identified in the MLS as "condo" or "townhouse". Technically they are all condominiums but most often the multi level units, whether attached, detached or contained within a building, are categorized as Townhomes and the flat apartment like dwellings are called condos. But from a legal or lender perspective the same entity only a stylistic difference.

During October there was a total of 47 sales in South Redondo Beach of which 21 were condos/ or Townhomes  and 30 out of 47 in North Redondo Beach. (Yes, kind of a coincidence that there were the same number of total sales in each zip code.)

Currently, North Redondo Beach 3 on a lot attached Townhomes are in very high demand as are detached 2 on a lot units. In South Redondo Beach the buyer demand is for Townhomes west of PCH or detached units anywhere with an ocean view.

Here's some examples of recent sales that I liked.

2422 Rockefeller Lane Unit A: This 4 bedroom attached 2 on a lot that was just under 2000 SqFt took a little longer to sell even though it eventually went over the MLS asking price. I'm finding this is true for any listing not a cookie cutter floor plan and this one was different - nice, in a good way.

"The interior features Brazilian Cherry wood floors, high ceilings, and a gourmet kitchen with brand new appliances, custom cabinetry as well as granite countertops. Two large bedrooms are located on the first level and the master suite and additional bedroom are located on the second level. The third level includes a bright loft area and a bathroom."

Originally listed for $849,999 it sold for $855,000. Listed by RE/MAX Estate Properties.

2415 Marshallfield Unit B: This rear unit detached townhouse had a virtual feeding frenzy right out of the gate and is a good example of why I bring my buyer clients with me to Broker Open Houses in Redondo Beach on Thursday. Had offers virtually immediately and sold for $51K over the asking price of $929,000. Yes, it had some very nice remodeling and updates but I question if the "intrinsic value" is there. But I wasn't the buyer so it doesn't matter.
