My listing at 1508 Carver St in the Redondo Beach Golden Hills just closed escrow for $850,000. It was listed for $819,000 and we had multiple offers over the asking price and accepted one 12 days after it was listed in the MLS. In fact we even had offers higher than the accepted price but those buyers ran into some financing challenges. The buyer we selected was great to work with and even closed early. Imagine that in these days of TRID, an escrow less than 30 days from start to finish.
My seller client was also a joy to work with because she followed my lead and let me update and stage the house so that it showed well and we had the maximum market exposure. Getting all the work done was fairly easy because the seller had already moved and I have great crews who can handle anything.
As we track North Redondo Beach prices, they seem to escalate each week. I think the $850K price point for a home that can be moved into without extensive additional work and expenditures will soon be a thing of the past. The new normal in Golden Hills may soon be $1M and 3 on a lot townhomes further east are selling in the $800's.
