Redondo Beach CA Real Estate: New Construction Townhomes for sale. I'm often asked why I spend so much time blogging about new construction - whether it be Townhouses or single family residences. A few reasons. In #RedondoBeach about 10% of the sales are newly built homes. And presumably no one will pay more for a resale than new - all other factors being equal. And let's face it, the new homes have all the bells and whistles that people doing remodels and updates want. So closely tracking new is a great indicator of what resale may bring in most instances.
But its important to compare similar properties in comparable locations.
The subject property in the video is a front unit of a 3 on a lot at 2209 Grant. Great property and everything is top of the line. These units are priced from $1,029M-$1,059M which all things being equal makes sense these days for 4 bedroom new construction even though there is no doubt that you could also find a larger detached 2 on a lot for around the same price point. But not new. I'm seeing new 2 on a lots priced $1.25M and up. And SFRs priced $1.4M to $1.6M.
A few takeaways from what I am seeing being built now.
- Contemporary has replaced Mediterranean for many builders
- At these price points expect upgraded finish work and appliances.
- Granite not as prevalent as it used to be and is being replaced by quartz or marble.
- Walls seem to be getting whiter.
- High ceilings are replacing coffered and vaulted in many instances.
Other than that, I would like to see some "Plantation Style" similar to what is being built in Manhattan Beach in our neighborhood.
