|Resale 2 on a lot Townhouse|
For quite a while I've been saying the the detached 2 on a lot townhomes that we find all over North Redondo Beach are some of the best values in coastal LA County. There's no substitute at the price point for what are for all intents and purposes SFRs with common driveways. In fact, in many master planned communities the builders even market these detached condo units as SFR. Well until you see the paperwork that is.
Right now, new construction is selling for $1.25M-$1.4M. Up considerably over the last 18 months. In fact, many resales are even hitting this price point as well.
One of the nicest resales (not my listing unfortunately) is at 2110 Ernest Ave Unit A (pictured above). In fact I even like this one better than some of the newer ones I've seen. The sellers have impeccable taste so it is not only in great condition but shows well.
It also features one of my favorite floorplans with an extra open bonus area on the second level - in addition to the 4 bedrooms. This home is priced at $1,349,000 and it will probably be in escrow before you even read this.
Speaking of great values in detached units, there is a (rare) 2 on a lot in Golden Hills that also features the extra loft area although in a smaller 3 bedroom plan. This unit is a unique one off with a floor plan I do not expect to see repeated because of the lot configuration,
The downstairs reminds me of a nicer newer version of my listing at 1508 Carver which will close escrow next week.
So if you want more space, newer, etc, consider one of these detached townhomes rather than a SFR.
