No such feeling occurred when I saw that 2401 Hill Lane in the Redondo Beach El Nido neighborhood was back on the market. It wasn't that long ago that it was recently sold, Dec 2014. So here we are just short of two years later.
The reason it stuck in my mind is because 2401 Hill is exactly the sort of mid century Cliff May influenced California ranch style that property that I'm a very big fan of.
Let's just say that the previous sale was the "before" and the current version is the "after". And quite an after it is. The owners did an absolutely amazing job on the remodel.
There are wide plank oak floors, solid wood interior doors with brushed nickel hardware, new baseboards throughout the house, new door and window casings, custom linen closet, designer-sourced lighting throughout, custom wood closet doors, Custom Elfa closet systems in each of the closets, custom Hunter Douglas window shades, freshly painted white walls and ceilings and entirely redone landscaping.
While everyone always says it, no detail was left unnoticed in this home. In the kitchen, the home has custom wood-painted cabinetry outfitted with matte brass Schoolhouse Electric Hardware, stainless steel appliances, Basaltina (natural stone) countertops and white subway tile.
So now here's the question.
Is North Redondo ready for a price point of $1,399,999 for a 1586 SqFt house (even if it is on a 7500 SqFt lot). That puts it at $882 SqFt which as Redondo Beach home prices go is, how should I say this, somewhat high.
There are 20 other properties currently for sale in 90278 that are priced between $1.2M and $1.6M and half of those are new construction. And all but one are larger, sometimes by 1000 Sq Ft or more.
Suffice it to say that I will be watching this one closely.
