Hot Properties in North Redondo Beach


There are always some great properties on the market that Buyers seem to over look. Probably the main reason is because with the proliferation of mobile apps that everyone is walking around with, the emphasis has become more highly focused on the newest listings than it ever has been before.

This trend has been somewhat exasperated recently as there have been a number of distractions (elections, rate hikes, holidays, etc.)

What I look for on this list are properties that have been on the market for a while and which have features that the public might be over looking and which add value.

So, without further ado, here's my picks in a few different categories and price ranges. Scroll down to the end of this post for more photos etc.


Luxury Single Family Residence: 507 Anita St MLS SB16728535


507 Anita (pictured above and to the left) is a very unique property and pretty hard to price out or find comps for. Anita, for those not familiar with the area is basically 190th St through North Redondo west of Prospect Ave.

If this property sells at this price, it will be far and away the most expensive SFR sold in North Redondo Beach ever. 

A few thoughts.

While this home has a North Redondo Beach address, if it were placed slightly north it would be in Hermosa Beach or slightly south and it would be in South Redondo. And in either of those instances it would be priced much higher.

So, is this a "deal" at $1,999,000 that Buyers are overlooking or just over priced?

Probably a little bit of both.

As stated above, if we picked up this home and moved it to 90277 or 90254, definitely a deal. And if it wasn't sitting on a main road across from the power lines that would help support the price as well.

Flip side of that is when the AES power plant comes down and depending on what happens to the power lines, as well as the Redondo Beach waterfront revitalization project, this home could see some major upside.

Here's what I think is interesting about this one.

The floor plan is not your typical detached 2 on a lot. It is more like a Tall and Skinny with a reverse floorplan like we see in South Redondo Beach townhomes.
