As we get further into the traditional selling season more listings are starting to hit the market in North Redondo Beach CA. As we saw throughout much of last year, available inventory is top heavy with new construction Townhomes, both 2 and 3 on a lots, attached and detached.

Four of the eleven new listings are 2017 builds and expect more to be coming. The new 3 on a lots are priced over $1M with a few topping out over $1.1M. Builders are shooting for $1.3M plus for new detached 2 on a lots.

The buyer price resistance seems to be a tad under $1.3M for 2s and around $1M for 3s so it will be interesting to see how this all plays out.

Other than my new listing at 2502 Rockefeller Lane Unit C, a few other newer resale Townhome also came on the market including one on the cusp of Golden Hills. The newer resale 2 on a lot is priced not that much lower than a similar new listing so hard to say how that plays out.

The trend of Real Estate Agents putting their new listings into the Multiple Listing Service (MLS) on Wednesday or even after the Broker's Open House tour on Thursday continues.
