2502 Rockefeller Lane Unit C Closed Escrow
My listing at 2502 Rockefeller Lane Unit C closed escrow over the asking price. This was a textbook example of "best practices" in pricing. We listed it for $839,000 and it sold for $865,000. Actually we had even a higher offer by a few thousand but the buyer wasn't as strong.
My advice to Sellers these days is to price your home a little bit below fair market value, let me create an "event" around Open Houses and then see where the market will go relative to what the public wants to pay. While this might be somewhat counter intuitive, without a doubt it works.
I did the same with my listing at 2411 Carnegie Lane Unit C a few weeks after this one and listed it for $875,000. That one got bid up over $900K and I'll write more about it in another post.
