Redondo Beach Market Temperature: Very Hot!



If you've been on Zillow lately you may have noticed that North Redondo Beach 90278 is considered to be a "very hot" market while South Redondo Beach is only considered "warm". Sorry 90277. Zillow's call, not mine.

So what makes for a "very hot" market? Basically the perfect storm of low inventory, high rents throughout the LA area and more Buyers than Sellers. Let me add that below $900K is "super hot" and below $800K you are basically boiling water. My categories not Zillow.

Let's take a look at a few different price points and then compare North and South Redondo.

Redondo Beach Listings Priced $600,000 up to $900,000

January through March there were 43 sales in this range in 90278 out of 97. In South Redondo Beach, only 12 sales out of 77. Currently listed in North Redondo there are 18 while in South Redondo Beach only 10.

Between $600K and $700K expect to find 2 bedroom condos.

The trade off for Buyers in this price range is size vs condition vs location.

An example of a good deal was 2110 Vanderbilt Ln Unit D (pictured below) This home was listed for $649,000 and sold for $685,000 after 7 days on market. At 1471 Sq Ft and in excellent shape it was as good as it gets in that price range.




"Newly renovated Town Home in North Redondo Beach close to shopping, highways, the beach and some of the best public schools in California. A few comments. That sale closed in February and today the same unit might get a lot closer to $700K or even a few dollars more.

Also, at $325 a month for HOA dues we are getting on the cusp of maybe moving up another $75K or more in price point to a 3 on a lot with lower HOA dues.

By comparison in South Redondo mid $600's would get a 3 bedroom 1549 flat condo on the Torrance border with $390 HOA dues. 1108 Camino Real Unit 311 (pictured below) made it one day on the market and got bid up from $620,000 to $650,000.

Redondo Beach Listings Priced $900,000 up to $1,200,000

This is where things get interesting. Very interesting with many more option for Buyers.

In North Redondo Beach in the $900's you can find older attached 3 bedroom 2 on a lot Townhomes or brand new 3 on a lots start in the higher end of this range. In fact this is the range where you can start to find new construction homes.

In the $1M to $1.2M range in Golden Hills you find resale Tall & Skinny SFRs or in MLS Area 151-152 you can buy a very nice resale detached 2 on a lot Townhome.

In 90278 you'll also more traditional SFRs on 5000 SqFt lots. Here's some examples.

2413 Huntington Lane Unit A - Attached Two on a Lot

This is an example of the older 3 bedroom 2 on a lot I was referring to. Listed for $949,000 it sold for $960,000. Here's the MLS description after the picture:

This middle unit 3 on a lot sold for $970,000. Around the same Sq Ft as the older 2 on a lot, with 4 bedrooms instead of 3. Some people like new and others like front yard. That's what makes it interesting.

1709 Spreckels Lane - Single Family House


If Townhomes aren't your thing then for about the same price point, in this case $975,000, you could also buy a 3 bedroom 1.5 bathroom SFR on a 4000 SqFt lot in the Golden Hills. Well as long as you are willing to get involved in a bidding war. This house was listed for $899,000 and closed escrow at $975,000.

2017 Huntington Lane Unit A - Resale Detached 2 on a Lot

Quite possibly the best value in coastal LA County are the detached 4 bedroom 2 on a lot Townhomes built after let's say 2000-2003. My favorite variation also has an extra bonus are upstairs.

This floorplan, which is the latest version being marketed by Amir Amiri, was built in 2013 and is around 2600 SqFt. Sold for $1.2M.

Also in the same price range are some newer resale SFRs in the Golden Hills. The tradeoff is SFR vs Townhome, smaller backyard and lot vs shared driveway with neighbor. There's no right or wrong here, just individual preference.

Let's take a look at what the same price range gets in South Redondo Beach.

To start with there was only one sale in the $900's so lets look at $1M plus.

103 S Helberta Unit B - Resale Detached 2 on a Lot


I thought this detached 2315 Sq Ft rear two on a lot was a great value selling at $1,085,000 after being listed much higher for $1,128,000. That price compares very favorably to North Redondo attached 3 bedroom two on a lots and this property is fairly new being built in 1995 and detached.

This one sold for $1,200,000 which is about the going price of Golden Hills right now.
