Like many other Real Estate Agents I often market myself as a "neighborhood specialist" and "local expert". Unlike many others though, I really am. So, other than actually living in Redondo Beach, what do I mean by that?
First of all, I publish a lot of data, analysis, and other material on this website and others. So not only do I spend a lot of time previewing properties in Redondo Beach, I also spend a lot of time thinking about what's going on in the market - pro and con and what it is really like to Buy or Sell in Redondo Beach. And then I present that to the public who ultimately is the judge. And based on the traffic I see, (you're here right?), this is all well received.
But most importantly, where the proverbial rubber meets the road, I sell a lot of homes here, representing both Buyers and Sellers. In fact, year in and year out, I sell more Redondo Beach properties than all but the largest teams.
I also consciously try to keep my business 50/50 between Buyers and Sellers. When I walk into a listing with Buyer clients and see the home through their eyes I am much better positioned to help my Seller clients.
I just helped a wonderful family close escrow on a great 3 bedroom semi-attached Townhome at 2412 Clark Lane Unit B (pictured above). I say semi-attached because while there is a common wall with the adjoining garage, there are no common living walls.
What is great about this home is the large open living room with gas fireplace and dining room setting. Additionally, there is a separate family room off the remodeled kitchen. The family room allows access to the nice sized backyard for ease of barbecuing or hanging out with friends.
All three of the large bedrooms are upstairs. Two of the three bedrooms have walk-ins closets. The two full bathrooms both have dual sinks. The huge master bedroom opens to a large, private balcony (which does share a wall with the neighboring unit). Great location, one lot away from Townsend Parkette and just a couple of short blocks away from the middle and elementary school.
Listed for $949,500 the final purchase price was $947,000 and we were able to get a $5K credit for repairs.
I also just launched a new listing at 1900 Slauson Lane in North Redondo Beach (pictured above).
This property is an oversized open and bright 3 bedroom end unit corner lot Townhome with vaulted ceilings wrap around deck and its own driveway The large great room features a windows on all sides, a corner gas fireplace, and access to the deck with gas hook ups for a barbecue.
There is bamboo flooring in the dining area and the ample kitchen features dual ovens, microwave, granite counters, breakfast bar and more.
The large master bedroom has a huge walk in closet and its own bathroom.
Plenty of storage throughout and a direct access 2 car garage.
Conveniently located near freeways, schools, shopping, restaurants, and a quick bike ride to the beach.
This property is nicely staged which I wrote about here.
Priced at $849,000, it may sell over but probably we won't see as much activity as my recent listings at 2502 Rockefeller, 2411 Carnegie Ln, and 2117 Huntington Ln.
Put this one on your list because you will want to make it your new home!
