Now that we are getting closer to the peak selling season, some of the new construction is starting to hit the market.In North Redondo Beach that is all that is propping up an inventory supply that barely qualifies as feeble at best. Let's assume that some agents are going to try to outsmart the market and put listings in the MLS on Friday and Saturday. Still won't be enough to go around which is why open houses have been so jam packed. At least the first weekend.
As of this writing - Thursday PM after the Broker's Open tour there are only 21 active listings in North Redondo Beach of which 2 are in an age restricted 55+ complex. Of the 21 listings, 7 are newly built homes. So the builders are contributing 33% of the new listings. Of the currently active listings, 17 have been on the market 30 days or less. Is there something wrong with that picture?
In South Redondo Beach there are 53 homes for sale, definitely healthier. Of those 31 have been on the market for 30 days or less. There are 13 new construction properties in South Redondo Beach.
