“Three On A Lot” Townhomes are a staple of North Redondo Beach Real Estate. You’ve seen them before, there are probably a thousand or so units mostly found on the 4 streets south of Artesia Blvd, one street north, and east of the power lines.
Easily identified by the long common driveway and the “row house” appearance.
Most 3 on a lots have reverse floorplans with 3 bedrooms and 2.5 baths and a deck off the living room. That floor plan is very similar to the Golden Hills “Tall and Skinny” SFRs you also find in N Redondo Beach. The main difference being that the 3 on a lots are attached and typically around 1600-1800 Sq Ft.
Some 3 on a lots have 4 bedrooms and a few have a standard floor plan with the living down and bedrooms up. But not too many.
Then comes the next generation seen here. Large, architectural, and stunning.
First major difference is the size. This newer generation is over 2300 Sq Ft on three levels. How does 4 bedrooms, 5 baths and a loft leading to a roof deck sound? Sounds good to me. As for outdoor space, in addition to the roof deck there is also a backyard (“C” units only) and a second floor deck off the main great room.
In addition to the size, there is a lot of volume meaning high ceilings and fewer walls plus tons of natural light with windows facing both east and west.
The finish work is extraordinary and consistent with what you would expect in high end properties.
Throw in lots of other amenities such as tankless water heater and security cameras and it is not hard to understand why these homes are selling for $1.1M and higher.
